These Terms and Conditions ("Terms") govern all reservations, stays, and use of the website at www.JohnsonHockingHillsCabins.com operated by Johnson Hillside Cabins in Hocking Hills, LLC ("we," "us," or "our"). By making a reservation or accessing our website, you agree to these Terms in full.

1. Reservations and Booking

All reservations are subject to availability and must be confirmed in writing (email or platform confirmation).
The minimum booking age is 25 years old. A valid government-issued ID is required before a reservation is confirmed.
A reservation is not confirmed until full payment or deposit has been received as required by the booking platform or direct booking agreement.
We reserve the right to refuse or cancel any reservation at our sole discretion.

2. Direct Booking

Guests who book directly through www.JohnsonHockingHillsCabins.com receive a 15% discount compared to third-party platforms (Airbnb, VRBO).
Direct bookings are subject to the same house rules and terms as third-party platform bookings.

3. Cancellations and Refunds

Cancellation and refund policies vary by booking platform and reservation type.
Current cancellation terms are displayed at the time of booking and on our website. Please review these carefully before confirming your reservation.
We strongly recommend purchasing travel insurance to protect against unexpected cancellations.
Cancellations due to weather, personal circumstances, or travel disruptions are subject to the standard cancellation policy unless otherwise stated.

4. Check-In and Check-Out

Standard check-in and check-out times are listed at the time of booking.
Early check-in and late checkout may be available upon request, subject to availability, and must be arranged in advance by messaging us directly.
Guests who do not vacate the property by the stated checkout time may be charged a late checkout fee.
Access information (key codes, directions, WiFi passwords) is provided to confirmed guests only through private booking communications — never publicly.

5. Occupancy Limits

Bigfoot Bungalow: Maximum of 16 people total (including visitors) at any time. Reservations that exceed this limit may be cancelled without refund.
Hillside Haven: Occupancy limits are stated at the time of booking.
Exceeding the stated occupancy limit is a material breach of these Terms and may result in immediate removal from the property without refund.

6. House Rules

All guests agree to abide by the following rules for the duration of their stay:

No smoking or vaping inside either property. Designated outdoor smoking areas are available. Guests are responsible for proper disposal of all materials.
No parties or large gatherings. Our properties are not event venues. Small, calm, low-key gatherings of confirmed guests are welcome within occupancy limits.
No events or weddings. Hosting events, ceremonies, or commercial gatherings is not permitted at either property.
Quiet hours: 10:00 PM – 8:00 AM. Noise that disturbs neighbors or the surrounding area is not permitted at any time.
No fireworks or open burning outside of designated fire pit areas.
Guests are responsible for leaving the property in a reasonably clean and tidy condition. Excessive mess or damage beyond normal wear and tear may result in additional charges.
The private pond at Bigfoot Bungalow is catch-and-release only. Swimming and use of any watercraft (including the canoe on site) are strictly prohibited.
Anyone under age 18 must be supervised at all times near the pond and on private trails.

7. Pet Policy

Dogs are permitted at both properties, subject to approval.
Weight limit: dogs must be under 40 lbs. Certain restricted breeds are not permitted.
Pet approval must be obtained before arrival by messaging us directly — never assume approval.
Guests with cats, birds, reptiles, or other non-dog pets must contact us in advance. Exceptions may be made on a case-by-case basis.
Guests are responsible for any damage caused by their pets. Unapproved pets on the property may result in additional fees or removal.
Pets must be kept away from our on-site animals (goats, chickens, ducks) at Bigfoot Bungalow at all times.

8. Property Damage

Guests are financially responsible for any damage to the property, furnishings, or equipment beyond normal wear and tear.
Any damage must be reported to us immediately. Failure to report damage may result in additional charges.
We reserve the right to charge the payment method on file for documented damage discovered after checkout.

9. Amenities and Equipment

All amenities (hot tubs, grills, fire pits, entertainment systems, etc.) are provided for guest use in their current condition.
Guests use all amenities at their own risk. We are not liable for injuries resulting from misuse of property amenities.
Hot tubs are cleaned and inspected after every guest. Guests must follow posted hot tub rules.
Propane grills: guests must turn off the propane tank after use. Extra tanks are available on site.
Fire pits: guests must supply their own fire-starting materials (paper, cardboard, lighter). Firewood is provided. Never leave fires unattended.

10. Liability and Indemnification

Johnson Hillside Cabins in Hocking Hills, LLC is not liable for personal injury, loss, or damage to personal property during your stay.
Guests assume all risks associated with use of the property, trails, pond area, fire pit, hot tub, and surrounding grounds.
Guests agree to indemnify and hold harmless Johnson Hillside Cabins in Hocking Hills, LLC from any claims, damages, or expenses arising from their stay or use of the property.

11. Wildlife and Natural Environment

Our properties are located in a natural woodland setting. Wildlife including deer, birds, and other animals may be present on the property.
Guests are responsible for securing trash and food properly to avoid attracting wildlife.
We are not liable for any encounters with wildlife on or near the property.

12. SMS Communications — Internal Business Operations

We operate an internal SMS notification system for business management purposes only. This system sends automated text messages exclusively to the business owner, Adam Johnson — never to guests, visitors, or any third parties. No customer or guest phone numbers are collected or used for SMS communications. This system is strictly internal and is not used for marketing or outreach of any kind. Guests and website visitors are not enrolled in any SMS program by booking with us or using our website.

13. Intellectual Property

All content on this website, including text, photos, logos, and graphics, is the property of Johnson Hillside Cabins in Hocking Hills, LLC and may not be reproduced or used without written permission.

14. Changes to These Terms

We reserve the right to update these Terms at any time. The most current version will always be available on this page. Continued use of our website or completion of a reservation after changes are posted constitutes acceptance of the updated Terms.

15. Governing Law

These Terms are governed by the laws of the State of Ohio. Any disputes arising from these Terms or your stay at our properties shall be subject to the exclusive jurisdiction of the courts of Hocking County, Ohio.
